How we handle it
Basements need a different approach than upstairs rooms. We look at moisture first, then ceiling height, ductwork and where the drains are. Fixing a damp wall after it's finished is expensive, so we deal with it at the start.
For a second unit, the Ontario Building Code sets requirements for ceiling height, exits, fire separation and smoke alarms, and each municipality has its own registration process. We build to those requirements under a permit.
A basement apartment has to be built under a building permit to be legal, and many GTA municipalities also require it to be registered. We'll tell you at the first visit whether your basement can qualify.
Common questions
Do I need a permit to finish my basement?
In most GTA municipalities, yes, when you're adding walls, plumbing or electrical. We prepare the drawings and book the inspections.
My basement has had water before. Can it still be finished?
Usually, once the cause is fixed. We find out where the water came from and deal with that before any framing goes up.
Can you add a bathroom where there's no rough-in?
Yes. It means breaking concrete to run a drain, or using an up-flush system. We'll show you both options with costs.
