We come to your home, look at the space and talk through what you want and what you'd like to spend. We measure, take photos and point out anything that will affect cost, such as a load-bearing wall, old wiring or a damp corner.

You receive an itemized quote that separates labour, materials and allowances for finishes you haven't picked yet. It includes a rough timeline and what could change it.

Plan and permits
Once you approve, we finalize the scope, arrange drawings and permits if needed, order long-lead materials and book the trades in order. You get a schedule before anything is demolished.

Build
A site lead runs the job and is your contact throughout. Floors and furniture are protected, the site is tidied daily, and you get regular updates. If something unexpected turns up, we show you and price it in writing before continuing.

Walkthrough
When the work is done we walk through it with you and write down anything that needs attention. We fix that list, do a final clean and hand over warranty and product information.
